How do I book an inspection?

Booking is simple. You can call, text, or email me directly, or book online. Most requests come through a realtor, but you’re always welcome to reach out yourself.

As soon as you have a confirmed showing or accepted offer, reach out. I do my best to accommodate your buying timeline, so don’t wait until the last minute if you can help it.

From the time I enter the home, plan for about 1.5 hours for me to get through the home and an additional 30 minutes to review my observations. I also arrive 30 to 40 minutes early to complete the exterior inspection before your realtor arrives, so the full process is closer to 2 to 2.5 hours total.

 

Yes, I encourage it. You don’t have to, but being there gives you a chance to ask questions on the spot, and I’ll walk you through the mechanical room at the end so you know where your shutoffs and filters are. If you can’t make it, I’ll call you after and walk through the report page by page.

I generate your report on-site and email it to you and your realtor the same day. You’ll have everything you need to make informed decisions without delay.

My reports run 14 to 15 pages of clear, actionable information with photos. I write in plain language, not technical jargon. You’ll know exactly what needs attention and how urgent it is.

Every inspection covers the full home: foundation, structure, roof, exterior, electrical panel, plumbing, furnace, hot water system, attic, windows, doors, and interior. I also use thermal imaging and drone 4K roof photography on every property, at no extra charge.

Yes. I’m a certified mold investigator, so I can do mold testing if needed. I partner with a local plumber for sewer scoping. And every client receives a post-purchase warranty package covering 90-day mechanical protection, 90-day mold remediation, 90-day sewer protection, a 5-year roof leak warranty, and lifetime enrolment in Recall Check for appliance recalls.

I cover Edmonton and the surrounding communities within about a 60-mile radius, including St. Albert, Sherwood Park, Beaumont, Devon, Leduc, Spruce Grove, Stony Plain, Morinville, Gibbons, and Bon Accord.
