These three communities sit 35-45 minutes north of Edmonton and are predominantly made up of older housing stock, mostly 1970s and earlier. Gibbons and Bon Accord are almost entirely in that older range. Morinville has seen a more recent resurgence with newer builds from the 2000s and 2010s mixed in. Many military family's settle into these communities as the are close to the military base near Namao.
